Welcome to spring in our beautiful neighborhood! As the days grow warmer and the flowers bloom, it’s the perfect time to embrace the vibrant life around us. Our pond is coming alive with families fishing, children riding bikes, and neighbors gathering for BBQs. Dog walkers enjoy the fresh air, and every now and then, the ice cream truck makes its way through, adding a sweet touch to the season. This is a time of renewal and growth—let’s cherish the friends we have, make new ones, and savor the joy and beauty that spring brings to our community. Here’s to a season of connection, fun, and memories!
HOA BOARD UPDATES
Community Education and Recreation Center (CERC) addition and new soccer fields: Construction is underway west of the existing center on Forest Hill Ave. Lake Pointe Estates (LPE) board members attended project presentation meetings that raised our concerns about potential fertilizer and weed treatment run-off problems from the new soccer fields into the LPE pond. Subsequent letters were sent and meetings initiated by the Board with The School District, City engineers, consultants, Mayor Nelson and Alder Michelle Eichman, where we voiced our opinion that the run-off mitigation system, as currently designed, is an inadequate solution to potential problems, which could raise our pond treatment costs and subsequently our HOA dues. At the most recent meeting, the School District agreed to get estimates on a potential compromise and follow up with us. Ongoing developments will be posted on the this website. Lake Pointe Estates Declaration of Restrictions & Covenants:
The Following documents have been filed and approved by the Milwaukee County Register of Deeds. They are now legally binding on all Lake Pointe Estates Owners, and are posted on our website documents page
• Amendment #5 – Allowing pre-approved Solar Panel Installation on homes in Lake Pointe Estates
• Amendment #6 – Short Term Rental Restrictions
In order to hold down costs, a link to the amendments has been emailed to all owners for whom we
have email addresses on file. Hard copies will be mailed upon request or to those who we do not have
an email address.
Did You Know?
The Lake Pointe Estates Homeowners Association is governed by a board of neighborhood volunteers who have been elected by the residents to help maintain the quality of our neighborhood. The Board is responsible for operations of the Association including lake and community property maintenance, home improvement plan approval, finances, annual meeting, and member compliance with the Association bylaws you received during the home purchase process.
The bylaws are designed with the good intention of maintaining the quality of our neighborhood, to keep up our good property values and to show respect and consideration of our neighbors. SPRING AND SUMMER REMINDERS
FISHING
Fishing on the pond is reserved for residents and guests. Even though we have signs posted at both entrances to the pond, trespassing continues to be a problem for us. Left unchecked, trespassers will deplete the number of fish in our pond, which could result in costly fish restocking. These trespassers also tend to be less respectful of our property and leave behind trash, fishing line and fishing lures. Please be sure to carry a Lake Pointe “bobber” with you when fishing at the pond so we can identify who has the right to be there and who does not. If you need a new “bobber” please contact us at lakepointeestates@gmail.com.
Also, please remember that guests must be accompanied by the Lake Pointe Owner when fishing.

Pick Up Trash Around the Pond
We do not have a service to clean up trash around the
pond. If you are walking along the pond or live around the pond and see trash, please help out by picking it up and throwing it in your trash.
Brush Pick Up
The City of Franklin offers brush pick up on May 5, as well as the Residential Brush Drop-off and Recycling Center.

The Friends of Wehr Nature Center is a non-profit organization committed to supporting
and promoting Wehr Nature Center, sustaining an accessible nature destination for peo-
ple of all ages, abilities and backgrounds; a place for all seasons, a place for everyone. Their
mission is to inspire all generations to explore and value the plants and animals of our natural
world through interactive education, accessible trails, native landscapes and natural areas.
Located within Whitnall Park at 9701 West College Avenue, Wehr Nature Center is part of the

Lighten Up
Lake Pointe

The Lake Pointe Restrictions and Covenants require that your exterior lamp post must be lighted at night. If your fixture is not working you need to replace it with an approved fixture or have yours repaired.
A common cause for lamp posts not working is the failure of the transformer inside the fixture. HOA member Don Dorsan can rebuild your fixture to accept the more efficient LED light and restore it to working order.
Price includes rewiring, replacement of light sensor, fixture painting and reinstallation.

Don has a few of the original fixtures in stock if you wish to change your fixture back to the original Lake Pointe fixture as pictured above.

Don has been making Lake Pointe Mailboxes for many years. These mailboxes are covered with cedar slats with are secured with screws and glued in place. Unlike the Amazon box which slats are just glued on and prone to coming loose over time.
